How close is the home to the area attractions?
Terra Verde is located on Poinciana Blvd, one of the few roads with direct on-ramp access to Osceola Parkway, a toll road that was built specifically to whisk traffic into the heart of Disney World. The drive to Disney via this route is usually fast-moving and almost never experiences the types of traffic congestion found in other resort areas that serve the Disney parks. Poinciana Boulevard, itself, has also recently been expanded with additional lanes.
While many resorts misleadingly advertise distances "as the crow flies," here are your approximate road distances and driving times from Terra Verde:
- Disney World: 7 miles, 12 minutes' drive.
- Universal Studios: 16 miles, 25 minutes' drive
- Sea World: 12 miles, 19 minutes' drive
- Old Town: 4.5 miles, 6 minutes' drive
- Medieval Times: 1.5 miles, 2 minutes' drive
- Super Walmart: 1.5 miles, 2 minutes' drive
- Nearest restaurants: 3 miles, 5 minutes' drive
- Kennedy Space Center/Cape Canaveral/East Coast: 63 miles, just over 1 hour drive
- Tampa: 70 miles, just over 1 hour drive
- Clearwater Beach/west coast: 93 miles, 2 hours' drive
How many people can the home accommodate?
The home is best suited for families of 2 to 6 people, but up to 8 people can be accommodated depending on factors such as ages, who is willing to share beds, how much time you plan to spend in the home versus out at theme parks, etc. To accommodate 8 people, the king bed, queen bed and queen sofa-bed would all have to be shared by 2 people, and each of the twin beds would be used. The sofas can seat 5 or 6 people in the living area at one time. The dining table seats 6, and another 2 people can sit at the bar on bar stools. Vacation homes in Osceola County are regulated as lodging establishments and must be fire-code-compliant. Our lodging license allows for a maximum legal occupancy of 8 persons.
What is your check-in time?
The home will be available by 4.00 pm on your date of arrival, unless otherwise agreed in writing. (With rare exceptions, it is usually ready by 3.00 pm and you may enter at 3.00 pm as long as the cleaning crew are not still servicing the home.)
What is your check-out time?
Guests are required to vacate the home by 10.00 am on the date of departure, unless otherwise agreed in writing.
Can I have an early check-in or late checkout?
This will depend on how our adjacent bookings fall. If our cleaning crew has a same-day-turnaround between rentals, then we may have no flexibility on check-out or check-in times. If there is a gap between rentals, we are usually willing to work with the renter's needs, but any modification to the check-in or check-out time must be agreed in writing to prevent misunderstandings. If you need us to guarantee you the ability to arrive early or depart late, at the time of booking, then there would normally be an extra charge to block the adjacent night from being booked. If you are willing to take a chance and wait to see how our adjacent bookings fall, then there is probably a 50/50 chance we will be able to accommodate your request without any extra charge.
What if we are arriving late at night, or get delayed?
If you will be arriving late at night, relax! You will have no problem getting into the resort or the home. Terra Verde's gatehouse is manned 24 hours, 7 days a week. You will simply produce a confirmation letter to gain first-time admission. You will be issued a combination code to unlock the front door of the home, so you don't need to visit any office to pick up keys, complete paperwork, etc. Management staff are also on-call 24-hours in case of difficulties.
How far is the home from the clubhouse and pool area?
The clubhouse and pool area is about a 5-minute walk from the home. About 2/3rds of this walk can be taken around the pleasant, lakeside walkway. There are also parking spaces near the pool area for those who don't wish to walk. Most of the units situated nearer to the clubhouse are larger, single-family homes. Most of the town-homes at Terra Verde are a similar or further distance from the clubhouse. Does the home have infant equipment?
The home comes with (1) folding metal crib and mattress, (1) restaurant-style wooden high chair, pack 'n' play style playpen, and stair gates for the top and bottom of the staircase. Any additional infant equipment (such as a stroller) would have to be rented or purchased locally. Infant car seats should be rented from your car rental firm or checked in with your airline - if your child requires a car restraint, it is illegal to drive away from the airport/car rental counter without one.
What types of convenience items do you supply?
The home is rented to you on a self-catering basis at very competitive rates, and we do not provide daily housekeeping service. We cannot supply you with consumable items unless a previous guest has left them behind for you. You should expect to have to purchase such items as: toilet paper (management company only supplies one starter roll in each bathroom), coffee/tea, sugar, creamer/milk, salt/pepper, soap, shampoo, dish detergent, laundry detergent, fabric softener, charcoal/matches/fluid for the BBQ if you wish to use it, and similar items. Everything you need can be purchased locally once you arrive.
Is there wi-fi?
Yes, the home has free high-speed wi-fi and so does the clubhouse area. Access instructions are posted on the wall in the home.
Can we make and receive phone calls?
Yes, the home has telephones and voice mail and calls to the US, Puerto Rico and Canada are free-of-charge. For other countries, we suggest you purchase a prepaid calling card from a local gas station or merchant once you arrive. In your info package, you will be provided with a telephone number to give to family/friends for incoming calls.
Are pets allowed?
Sorry, no pets allowed! We try to cater for people with pet allergies, so we do not allow pets.
Is there a resort fee?
Terra Verde does not charge a resort fee. The many common facilities of the resort are funded by the property owners through their Homeowners Association dues. A few services offered at the clubhouse do involve a fee, such as printing/copying/faxing, computer rental, "by appointment" spa and massage services, etc., but most of the amenities at the resort are free-of-charge to all guests.
Is there a fee to use the hot tub?
For bookings placed after December 2016, there is no longer any extra fee to use the home's outdoor hot tub. Please be aware that, occasionally (though rarely) the hot tub needs to be taken out-of-service for repairs. In the unlikely event that the hot tub is unavailable during your stay, no refund would be given.
What are the parking arrangements?
Parking is free to all guests and their visitors. You may bring more than one vehicle if you need to do so. All vehicles parked overnight should be registered at the clubhouse to avoid towing. The resort does not permit overnight parking of commercial vehicles, vans, RVs, buses, limousines, trucks, trailers, boats or vehicles with commercial signage on them. If you plan to bring a vehicle in any of these categories, you would need to arrange to park it off-premises, or contact Terra Verde's reception desk (407-396-2327) for assistance or clarification of the parking policy. (Personal pickup trucks, minivans and passenger vans with up to 15 seats are allowed.)
Is the home accessible by persons with disabilities?
There are three steps leading up to the front porch. Additionally, all the bedrooms and full bathrooms in the home are upstairs. Ability to climb stairs is a necessity for staying at this property.
Does Terra Verde offer shuttle service?
No shuttle services are provided. Unless you plan on using taxis, your own transportation or a rental vehicle is a "must" for you to get out and about from Terra Verde.
Can I invite visitors during my stay?
Yes, you may invite visitors or additional guests without additional rental charges, as long as you do not exceed the home's occupancy limit of 8 persons. However, please be aware that Terra Verde is a family-oriented resort and does not tolerate loud house parties . . . if you plan to host such an event, then this is not the place for you to rent!
Is there a safe?
Yes, the master bedroom has a hotel-room-style safe, and can accommodate a wide-screen laptop and other small items. You can set your own code (or swipe any card with a magnetic strip) to lock and unlock it. (Although the safe may offer you extra peace-of-mind, keep in mind the owners are not legally responsible for loss or theft, even if the safe is used.)
Is the home air conditioned?
Yes, the home has centralized air conditioning - quieter than the window air conditioners you'd find in most hotel rooms. You can set your own temperature - we do not put a locking cover over our thermostat like some vacation properties do!

The concierge desk at Terra Verde can help you with theme park tickets. Or visit www.officialticketcenter.com - we have no affiliation with this vendor but they have been in business for a long time, have a physical storefront on Poinciana Boulevard, and we believe them to be reputable.
Should I be concerned about hurricanes?
This part of Florida is well inland, which protects it from the more devastating hurricane effects that coastal areas can experience, and Orlando has been ranked as Florida’s second safest city from hurricanes. For as long as records have been kept (including hurricanes Charley in 2004 and Irma in 2017), the strongest sustained winds recorded for the Orlando area have only been tropical-storm-force winds.
Hurricane season is officially June 1 through November 30, but Atlantic hurricane activity is more likely to occur with greater intensity in August and September. This does not mean you should avoid Florida during these months. For example, Disney World has shut down due to weather only 5 times in its history (and even then, only for a day or so), so the probability of being impacted by a hurricane on any given week is very low. Nonetheless, we recognize that just the threat of a hurricane can cause disruptions to travel and vacation enjoyment.
HURRICANE PEACE-OF-MIND PROTECTION
To provide our renters extra peace-of-mind, if the US National Weather Service has issued a Hurricane Warning for Central Florida within 5 days of your booked dates-of-stay, we will refund the nightly rental fee for any nights you were unable to use due to delayed arrival, early departure or abandonment of your travel plans. (Note: this does not apply to hurricanes affecting your point of origin or other locations in your travel itinerary, for which travel insurance is advised.) If you decide to remain at the property through a hurricane threat, we will offer a 75% refund on any nights (even though you used them) that the area was under an actual hurricane warning from the National Weather Service. The 75% refund may be extended after the actual hurricane threat has passed, at the owner’s discretion, if there are major theme park closures due to hurricane clean-up or a prolonged power outage that affects the enjoyment of your stay.
